Before you arrive at our office to sign your lease:
- At least half of the lessees will need to present at the initial lease signing to consummate a lease agreement although it is best to have everyone present if possible.
- Please note that the first paragraph of our lease (copy available at our office) explains that the total sum of the rent will be paid in eleven equal monthly installments. The lease term is from September 16, 2011 to August 2, 2012 and is 10 1/2 months duration. The first full rent payment is due on September 1st, and rental payments are to be paid on the first of each month thereafter through the month of July.
- A guarantor can be a co-signer, or a pre-payment of last month's rent. If you have roommates, you should all agree on which form of guarantor will be returned to our office. Because you are signing a joint and severally liable lease, everyone will have the same form of guarantor.
- A security deposit is just that, a deposit. It is not an advance rental payment and cannot be used towards rent. The security deposit is returned thirty days after lease expiration or delivery of possession of the premises to Lessor, whichever is last to occur.
- Section 4 of the Buckeye Real Estate lease prohibits pets in our apartment homes. This includes visiting pets!
The Buckeye Real Estate Leasing Procedure:
- All Applicants Must: Complete rental applications and pay $20 application fee.
- Provide two photo I.D.s (a state license and school identification are preferred)
- Pay full security deposit - generally equivalent to the monthly rental payment
- Read and sign the lease agreement
- Obtain a co-signer or prepay last month's rent, no exceptions

Getting the Most from Your Search
The Buckeye Real Estate listing service is designed to provide prospective residents with the best match possibilities for their housing needs based on unit type, number of bedrooms and baths, location, remodeled/updated units, and price range. In order to get the most from your search, follow these simple steps:
- Property Type - you may narrow your search to only show you: Efficiencies, Flats, Townhomes, Half Doubles or Houses. If you would like to see more housing options, Select ‘Show All’.
- Minimum Bedrooms – Select the minimum number of people that will be living in the apartment-home.
- Minimum Bathrooms – Selecting ‘1’ here will open up your search parameters. However, if you REALLY WANT two or three bathrooms, then select the number desired.
- Location – This selection allows you to limit your search to one particular location. If you will only live in one part of campus, please select it here, however, if you are open to searching in two or three areas of campus, select ‘Show All’.
- Recently Remodeled – If you are interested in remodeled apartments ONLY, select ‘yes’. Again, you will have many more options by selecting ‘show all’.
- Unit Price Range Per Month: This price is for the total unit! If you are looking for a 5 bedroom for around $400/person, you’ll select a low range of $1,800 to a high range of $2,500 to give yourself the most possible matches.
